Maintenance suggests actions that restore something to its original specification, rather than actions designed to make it exceed its original specification. In relation to buildings, which have very long lives, there may be difficulty in sourcing the materials and skills needed to meet the original specification exactly, but maintenance is taken to imply an intention to keep to what was there as much as possible.
Two definitions for ‘maintenance’:
• “Actions performed to keep some machine or system functioning or in service”
• “The repairs, painting etc that are necessary to keep something in good condition” Today, corporate property owners are focusing on management operations as they look for ways to reduce operation cost. The proliferation of published commercial real estate operating data makes it easier to evaluate commercial property performance. This need to establish the importance of maintenance and operations capabilities and performance, are becoming recognized as a cornerstone of every successful corporation’s strategy and operations
An increase in the concurrent knowledge of buildings and building components, coupled with easy-to-use, cost-effective technologies allows for repair, recycling and maintenance ‘in-situ’. Thoughtful renovation, when required can improve performance using low environmental impact materials which may have recycled content from other industries. The retained materials can be recycled in
