a. Boiler Maintenance Contract – Council is advised that the boiler has 2 maintenance contracts. One contract is needed to maintain the hardware and physical components such as the pumps and valves. The boiler system also has a computer control that regulates and optimizes the operation of the boiler and another maintenance contract is also needed on the control systems.
b. Visitor Parking Passes – The passes for Building A have been delivered and residents of all the 4 strata corporations will be issued parking passes. The property manager also proposes to make use of the opportunity to register the vehicles of the residents so that residents may not put the visitor parking passes on their vehicle and park in the visitor parking section.

Reimbursement of Water Payment by Dava Development – The property manager reported that Dava Development has not reimbursed the $15,000 of water expense to the owners as agreed. Dava holdback the money because they claim that the owners should reimburse the developer the hydro expenses paid on the common area before the common accounts were handed over to the strata corporations.
e. Share of water and sewer expenses – The property manager reported that EPS1808 Building F has reimbursed the other 2 strata corporations on its share of water and sewer consumption billed by the City. The sharing of the expenses is calculated in accordance to the unit entitlements of each building.

Care Taker Contract – The council was advised that the care taker contract remained the same but with hours extended to 8 hours a day. The expense is now shared by 4 strata corporations in accordance to unit entitlement.
d. Items to be decided at the coming annual general meeting – Council were advised that the bylaws need to be updated in the coming AGM such as the amount of fines allowed, the quorum of a general meeting. The property manager will draft the bylaw amendment for council’s review.
e. Hydro Accounts – Council was advised that there is no individual house hydro meters for the buildings. There are two hydro meters providing power to the buildings and the common areas of the west and east side of the site. Some sub-meters have been set up by the developer but the installing contractor cannot provide billing service because it is against the law, thus rendering those meters useless. Currently the hydro expenses from the 2 meters are pooled and paid by all 4 strata corporations as a common expense.
f. Viewing the Enter-phone – Council would like to remind residents that they can view the person buzzing them by following the instructions below and be vigilant when letting people into the building:
