LEASE AGREEMENT
This lease agreement, is made on the day of December 21st, 2012.
Alectra Ltd. Company, incorporated under the relavant law of Bangladesh, having its registered office at house no. 96/1, Road no.15, Gulshan, Dhaka. (hereinafter referred to as “lessor”)
Muktadir Khan, son of Faysal Khan, having his permanent address at house no. 46/2, Alauddin Road, North Badda, Dhaka. (hereinafter referred to as ‘leasee”) WHEREAS, the leasee is a company, carrying a business of electronic goods. AND WHEREAS, the lessor for its business purpose needs to take a lease of 5000 sft floor space in North Badda. AND WHEREAS, the leasee is the owner of 5000 sft floor space situated at 56/1,5th floor, North Badda, Dhaka. AND WHEREAS, the leasee and the lessor agreed to enter into this lease agreement for the purpose that the leasee shall lease the floor situated at 56/1,5th floor, North Badda, Dhaka (the scheduled floor space) to the lessor. NOW THEREFORE, the parties agreed as follows 1. This agreement for lease shall start from 1st January, 2013. 2. Only lessor rents and leases from leasee. 3. The lease of 5000 sft floor space in fifth floor is for a term of 6(Six) years, beginning at evening on the first day, which shall be on the 1st day of January, 2013 , and ending at evening on the last day of the lease term, which shall be on the 31th day of December, 2019. 4. Handover of the scheduled floor space shall be on 1st January, before evening. 5. Depending upon the condition that the leasee pays rent and otherwise actions performed as it is provided in this lease. 6. Lessor agrees to pay to leasee a security deposit of Tk. 1000000/- in advance, on the 1st January, 2013. 7. Leasee shall pay back the security deposit of Tk. 1000000/- to the lessor on the 31st December, 2019. 8. Lessor agrees to pay to leasee as rental, a amount of Tk. 50,000/- per month, in advance, the first rent payment shall be paid on the 1st day of
