DEED of ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE made and executed by RABY MILLARES FERRER, of legal age, widower and YONNE GUTIERREZ, of legal age, single both Filipinos with Provincial Address at Romblon, Romblon, Philippines and city address at Cambridge Village Condominium, Cluster 18-3J, Cainta, Rizal, Philippines hereinafter referred as the VENDOR:

-In favor of-

DANIEL & SHERYL TAN, of legal ages, Filipino and with residential Address at Brgy. IV, Poblacion, Romblon, Romblon, Philippines referred as to the VENDEE.

WITNESSETH:

That for and in consideration of the sum of TWENTY FIVE THOUSAND PESOS (₱25, 000.00), Philippine Currency, the receipt whereof is hereby acknowledge by the VENDOR from the VENDEE, does by these presents CEDE, SELL, TRANSFER, CONVEY ABSOLUTE FOREVER and UNCONDITIONALLY, unto the said VENDEE, their heirs, succesors or assigns a certain portion of land, located at Barangay Sawang, Romblon, Romblon, Philippine and more particularly described as follows, to wit:

“A portion of land subdivided from Lot No. 4256, Cad. 311-D, designated as Lot No. 4256 – Part, containing an area of 500 square meters and bounded on the Northeast by Lot No. 4256 – Part (Rommel Mazo & Dr. Buboy Lo); Northwest by Lot No. 4256 – Part (Alley & Greek); Southeast by Lot No. 4256 – Part (Menieve Fortu); and Southwest by Lot No. 4256 – Part (Road) and declared in the name of Anastacio Millares under Tax Declaration No. 164 and totally assessed in the sum of ₱ 11, 610.00 for the year 1997. This property is covered by OCT No. P – 45 in the name of Anastacio Millares.”

With the mother title containing a Technical Description in Original Certificate of Title No. P -45, issued by the Register of Deeds of Romblon, Romblon, Philippines as follows:

That’s why President Marcos implemented the PD 27 or The Land Reform Program of the Government, enacted on October 21, 1972, tells that restricted land reform scope to tenanted rice and corn lands and set the retention limit at 7 hectares. The intention of President Marcos is to free the tenant farmer from the bondage of landlordism. When this law was implemented tenants are so glad because owning a piece of land is a lifelong dream achievement for them. Like in the case of the 318 tenants in Baha and Talibayog Calatagan Municipality, Batangas Province where 818 land titles were issued to them covering a total of 507 hectares. The Calatagan farmers were promised to have the land if they can successfully cultivate and prosper it for 10 years under the land reform program of PD 27. The 507.87 hectares that should be distributed to the 318 tenant farmers of Barangay Baha and Talibayog Calatagan Batangas, met the qualifications in acquiring it.…
