SUBDIVISION: Emirville
THE GOOD: Emirville Subdivision is a gated and well-secured subdivision that provides you and your family with well-built homes in a quiet community. The streets are wide and there are mini pocket gardens for your kids to play in and enjoy. There are duplex-type, townhouse-type, and single-detached-type houses that you can choose from to make sure that you and your family can feel comfortable in your home space. The homes are fully fitted and built with quality materials like proper tiling, wall paint, and sturdy fixtures. Gates are also installed around the homes for added security.

THE BAD: Some of the smaller units have bedrooms that feel cramped. You may have a difficult time getting public transportation from the subdivision as tricycles and jeepneys rarely pass by the area. Convenience stores are also quite hard to access. The property’s location is also a flood-prone area so you have to be extra prepared during the rainy season.

Even more pleasant is that the surroundings are decorated with well-trimmed bushes and trees. Grande Vita also has a spacious amenity area which includes a playground, basketball court, mini park, and a function hall. For the subdivision’s safety, there are security guards stations at the main entrance, as well as roving guards to ensure that the community is peaceful and safe. As for the properties, the subdivision has two storey homes which are well-built and spacious. Getting around isn’t much of a hassle as you can commute to nearby malls, markets, and schools using public transportation like tricycles, pedicabs, jeeps, taxis, and utility
