Florentina R. Porras
Chief of Institution
Parang, Marikina
Dear Madam,
Good day!
In response to your request dated September 09, 2011. The researchers group of Philippine National Construction Corporation (PNCC) has investigated the possibilities for the building extension in your institution. The accompanying report entitled “ Extension Building for the
Luwalhati ng Maynila Home for the Aged” is an account of this investigation and the conclusion to be accommodating.
With the help of your secretary Mrs. Juanita Adame and the Manila Department of Social Welfare, they had started gathering da ta last
September 15, 2011 and finished it on the same date. These data consisted problems of your institution. Lacking of rooms is one of the major problems that I saw, wherein you only have 52 rooms consisting of 4 elderly per room and 3 rooms consisting of 20 elderly per room with a total of 55 rooms.
The condition shows how they live desperately. Our group is hoping that these data will lead to persuade the project proposal.

Chairman

Construction Corp.

3. ABSTRACT

3. ABSTRACT
Luwalhati ng Maynila Home for the Aged at Boystown Complex in Parang, Marikina – Home for the unattached, abandoned, neglected and homeless elderly ages 60 and above found in the streets of manila.
The Manila Department of Social Welfare stated that presently, the number of institution located at National
Capital Region (NCR) is 90. Wherein 34 institutions were under private companies or celebrities, and 53 institutions were under the local government. In this large number of orphanage, the local government cannot support the needs of every institution.
Researchers group of Philippine National Construction Corporation (PNCC) found out that the Luwalhati ng
Maynila Home for the Aged located at Boystown Complex in Parang, Marikina is also one of the institutions needed a sponsors for their needs. Mrs. Juanita Adame secretary of the said institution stated that the Luwalhati ng Maynila Home for the Aged is in need of additional rooms for the elderly. Mrs. Adame also stated that as of now, the institution only have 52 rooms consisting of 4 elderly per room and 3 rooms consisting of 20 elderly per room with a total of 55 rooms which are not enough to occupy 268 elderly.
In this situation, researchers witnessed how the elderly live desperately because of lack of rooms. This situation pushed our group; the Philippine National Construction Corporation and our sponsor Mr. Cecilio Kwok Pedro to support the Luwalhati ng Maynila Home for the Aged at Boystown Complex, Parang, Marikina in a more holistic way. To give hope to the elderly and pursue the project proposal entitled “Building Extension for the Luwalhati ng
Maynila Home for the Aged”.

II. BODY OF PROPOSAL

1. INTRODUCTION
As the researchers wanted to help the Luwalhati ng Maynila Home for the Aged at Boystown Complex in Parang, Marikina, they are presenting this project proposal to help improve the status of your institution.
According to Mrs. Juanita Adame secretary of institution, the Luwalhati ng
Maynila Home for the Aged is in need of additional rooms for elderly.
To remedy this problem, they propose the building extension for your institution. This proposal details the problems, solutions and the cost of the said project.

A.BACKGROUND
According to Mrs. Juanita Adame, the problem of institution exists not only today. But this problem already exists when the total number of elderly brought to the institution suddenly increased in 2006. From 198 elderly in 2005 it increased to 248 elderly in 2006.
The scenario became their major problem. As the local government handled many institutions and they are out of budget to support those institutions in their needs because lack of sponsors, the luwalhati ng maynila home for the aged is also affected by this case.
According to Mrs. Adame, even the local government provided a budget, it is still not enough for the needs of the institution because, the only budget allotted for the luwalhati ng maynila home for the aged is only for their basic needs like food and, not for an additional rooms for the elderly. Mrs. Adame also stated that some of their basic needs depend on the donations given to them by the people or a group who visited their institution.

Construction revolves around different activities culminating into a constructed facility borne out of the wish and desire of the client. A construction project is completed as a result of the combination of many events and interactions, planned or unplanned, over the life of a facility, with changing participants and processes in a constantly changing environment (Saqib, Farooqui and Lodi, 2008). The growth of towns has accelerated as a result of high population growth. Large and complex projects have been built, attracting consultants and contractors from all over the world. Most of these parties appear to lack a sufficient understanding of the social, cultural, and physical environment under which construction takes place. This situation, coupled with poor project scope definition, has led to inadequate designs, which often lead to many changes to plans, specifications, and contract terms (Arain 2002). It is in the design stage where the requirements of the client are identified and the constructive aspects and the standards of quality are defined through procedures, drawings and technical specifications. Currently, the work within the design stage is split into several temporary sequences, and it is delivered to different specialists for its execution.…
