The upcoming MRT developments will change the value of properties

How people make decision?
In our daily life, we face problem and question that require our decision making. Decision making based on economic concept which related with economic activities is very important in our life.
The rapid rise in the price of property has caused growing concern among prospective property buyers, especially the young professionals who are just starting to make their mark in the world. The price of property has been steadily increasing, to the point where it's almost impossible for the middle income group to own their first property. For the time being, the luckier ones have the option of staying with their family. Others have to resort to renting a room. The co-relation between property price and rental is indisputable when one browses through room rental websites such as iBilik. On the website, it shows that medium-sized rooms in the city have an average rental price of RM400 per month. The fresh graduates, who on average earn RM2300, are usually the target market. The amount is approximately 17% of their monthly salary. In daily life, people can use the law of demand in their decision making. I assume that the price of the local properties is drop, then the demand of buying a properties will be raised. In the law of demand, the lower the price of a product the higher the quantity demanded. Besides, expectation about the future price can also be a factor to make decision. The value of raw and even improved land can wildly vary based on external and market forces beyond the developer’s control. For instance, land values could increase on the news of a proposed shopping center, but plummet on the finding of nearby environmental contamination. On the other hand, vertical development or a structure will have a reasonable and definite value, even when accounting for location and design (place and space). As a result, with less volatility, and yes more certainty, lenders are willing to lend more…

From the price of the property, advertising costs and expansion planning the supply and demand chart offers great insight for decision-making. When a company with a large number of two bedroom apartments for rent wants to ensure they are getting top dollar for their rentals. If there is a high demand for two bedroom apartments they may be able to rent properties that would normally rent for $1,000 to rent for $1,200 depending on how high the demand is. Where as if the demand was lower than normal that same apartment may rent for $800. When the demand is low, the company may reevaluate their advertising costs to save for when the demand is high along with the competition. When a real estate company has a consistently high demand or witnesses a market changing factor come into play (i.e. a large company taking up headquarters in the area) there most obvious decision is to expand. When they decide to expand the company will offer them a larger place in the market, in result there will be an increased supply that will change their supply and demand curve and will help them make the decision to again adjust their prices to meet the new demand. This same concept, along with many others, can be applied to any industry to help make educated decisions… if read…

A supply schedule tells us that, other things equal, firms will produce and offer for sale more of their product at a high price than at a low price. (McConnell, Flynn 2009). The supply side within real estate consists of aspects such as location, the houses age and state of housing or institutional factors that facilitates or hinder households’ access to the housing market, such as financial innovation on the mortgage and housing loan market. In the market of houses in Cupertino, California, the area is well-known and explored, being in the heart of Silicon Valley. Every day, people make decisions of varying degrees of importance. According to Hubbard & O’Brien, the issues discussed in economics are illustrated by a basic fact of life: that people must make choices as they try to attain their goals.
