Curtis Denton Barnhill of the one part, hereinafter mentioned called the lessor and

The lessee further agrees not to sublet the premises without written consent of the lessor. Lessee agrees not to make unlawful or offensive use of the premises, to not paint or make construction changes to the building without written consent from the lessor; to keep the premises in good repair and to deliver up the premises at the end of the term or sooner lawful termination of this lease in as good repair and condition as at the beginning of the term. Lessee is responsible for outside maintenance, and to keep the building in good repair.
The lessee agrees to have insurance on their own belongings including loss of use of said premises due to any acts of god. The lessee agrees to provide liability insurance for his clients, employees, and is fully responsible for their wellbeing in and around the building and premises.
The lease shall be negotiated again before ________________________ and if there is no lease in place by that time the lessor has sole rights to expel lessee without warning, or remedy of any kind, however if the lessee wants to stay the monthly rate would increase to $____________ per
