Mass Appraisal of Townhome Lots
Townhome pods are pieces of land that will be sub-divided into individual parcels once townhomes improvements are built. If a plat indicates individual ready-to-build lots and upon a filed inspection you find that there are utilities for each future parcel already in place, then the highest and best use of the pods are single family townhome lots and as such are valued as units buildable for said townhomes.
Each unit buildable lot value is calculated by using the allocation method of land valuation, which is recognized nationally in the appraisal industry. In using this method you estimate the amount of value that the land contributes to the total value of the parcels by analyzing improved sales and applying land to building ratios from similar market areas. When there are insufficient vacant land sales available the land allocation method is commonly used because it gives reasonably accurate land values. The most repeating relationship of land to improvement is 20% land, 80% improvement, therefore, this is the ratio you should use in allocating value.
Mass appraisal consists of valuing thousands of properties. In order to be consistent we use several tools to determine market value. These tools assist the appraiser in analyzing sales of comparable properties, any potential income that the property might be able to produce, the cost to replace the improvements on the property (if any) and any other factors that might affect the market value. Using an approved schedule of values you can build computer generated data models. The criteria for the data models consideration are time, location and physical features.
• We first consider the time the sale took place. In evaluating a sale we would look for sales prior to a specific date and time adjust that sale so that the value represents a market value as of that date.
• Location- We use sales data from each homogeneous grouping, which in today’s market would be classified as a subdivision. Going

The three approaches are the sales comparison approach, the cost approach, and the income approach. The sales comparison approach would generate the most reliable market value for single dwelling residential properties. The income approach would generate the most reliable market value for apartments, office buildings, and malls. . Cost approach would generate the most reliable market value for properties that have improvements that are new and there is adequate pricing information to value the property components.…

The value of raw and even improved land can wildly vary based on external and market forces beyond the developer’s control. For instance, land values could increase on the news of a proposed shopping center, but plummet on the finding of nearby environmental contamination. On the other hand, vertical development or a structure will have a reasonable and definite value, even when accounting for location and design (place and space). As a result, with less volatility, and yes more certainty, lenders are willing to lend more…

This task involves trying to give an educated guess on a linear regression model for pricing real estate using a real facts date set using numbers and facts. Normally two approaches are used for valuing a real estate property: income and sales comparison. The sales assessment approach values a real estate property based on sale prices of similar properties. In this case the properties with familiar individuality are basically on the same price level, it would be typical to use a linear regression model to complete this demonstration.…

    Rushmore Case

There are constant changes in the market, both up and down. In fact, as part of our review of Rushmore’s analysis, RMS obtained an independent opinion of value on both properties and in both cases, the independent valuation was higher than the Rushmore value (and even our value), one modestly and the other more significantly. Furthermore, the use of the lower of the 90% of the bid amount or 90% of list price to determine expected sales price is also arbitrary and used only for the benefit of Rushmore and/or counsel (and again, to the detriment of the investor). The foreclosure bid amount after the foreclosure sale has no relationship to what the sales price may be when the asset is sold and in this case the sales price can only be determined after interior inspection or possession of the property. Investors have the opportunity for both upside and downside on their pre-foreclosure value. Both of these properties are in good condition with no noted issues or repairs, appear well maintained, are in nice neighborhoods and the post-foreclosure BPOs reflect the values have increased on both properties.…

Where it can access appropriate public data, it also provides basic information on a given home, such as square footage and the number of bedrooms and bathrooms. Users can also get current estimates of homes if there was a significant change made, such as a recently remodelled kitchen.
