INTRODUCTION

DELHI- NCR
From the first ever Master Plan of Delhi during the year 1962, the plan of National Capital Region (NCR) was initiated being one of the first experimented regions of India. The main aim of this concept was to develop a metropolitan area with Delhi as its core. NCR is the metropolitan area of Delhi comprising satellite cities such as Noida, Faridabad, Ghaziabad, Gurgaon, Panipat, Sonipat, Rewari, Karnal, Bhiwani, Mahendragarh, Rohtak, Alwar, Bharatpur, Baghpat and some other adjoining towns.

NOIDA
NOIDA has emerged as an integrated, planned Industrial City which is well connected to Delhi through a wide network of roads, national highways and the DND flyover offering inter - road connectivity to Delhi and other parts of NCR. With its unique infrastructure providing various facilities, NOIDA offers a high standard of living.

Apart from the development of residential projects, NOIDA is also emerging as a commercial hub. Also a lot of priority has been given to the development of Educational Institutions also. Because of all these facilities, NOIDA is emerging to be an ideal location for real estate investment, both in residential and commercial sectors. Due to swift mechanization and urbanisation and increasing infrastructure necessities, a lot of private housing developers have become active in NOIDA.

    It is of concern that while pressures of growth in Indian urban centers are leading to fast paced developments that are changing the face of the cities at a rapid rate, the quality of the urban environment is diminishing due to the lack of proper policy and development frameworks. It is important to note that the last development plan for Mumbai was prepared in the year 1981 and adopted 13 years later in 1994. A new development plan 18 years later has only now begun development. This lack of planning has resulted in growth that has been adhoc and piecemeal mostly responding to narrow private interests with no consideration for the public realm elements like good streetscapes, consistent block sizes, regulated street walls, well defined sidewalks and well developed open spaces.
