I thought paying extra on my mortgage would be a good idea, but after realizing that I wouldn’t have extra spending money I’m looking at refinancing options. I looked at several interest rates I’m going to use the annuity formula to determine what rate would be best for me. The calculations I would use is 30,794.68 = 822.84[1 - (1+r/12) ^ (-12*20)] / (r/12). My new rate will be = to 4.43% then I would lower the rate to the nearest quarter point which is 4.25%. My payments will be lowered to $809.93 with a new interest rate of 4.25% plus $2,000 up front in closing cost and that’s only if I meet the credit rating…

When answering the question does peaceful resistance to laws positively of negatively impact a free society, one word takes precedence - peaceful. Too many times we overlook that word and the result is just resistance to laws. In recent days, something that was titled peaceful demonstration turned into violent protest. The violence is often the intention of the "resistance" groups from the onset. The latest example comes from those who protested the outcome of the presidential election of Donald Trump. Their intention was violence and destruction in the name of protest. Egged on by media corporations with political leanings, these enraged individuals are given a free pass. This gives actual civil disobedience no chance to create positive change. The majority of protestors have no idea what cause they are associated with, just looking for their shot to get on television. The next "protest" must outdo the last and so on and so on. It is now commonplace to destroy property, set fires and attack innocent bystanders to get your point across.…

This report is to discuss and figure out the reasons behind the failure of the infamous project Lane Cove Tunnel. The project costs around $1.1 billion for a 3.5km long twin tunnel which run underneath the Epping Road, and will connect the M2 motorway from North Ryde to the Gore Hill Freeway at Atarmon (Connector, 2010). The tunnel started to build in 2004 and it started operating in 2007. The tunnel was set to allow a shorter transportation time between City and Northwestern suburbs. It also represents a local benefit by reducing the overall noise and air pollution whilst reducing the traffic on Epping Road (Connector, 2010). The Connector Motorways was the original owner and operator for the tunnel; however it was sold to Transurban in May 2010 for $630 million after the tunnel underperforming for several years.…

Power Co., is looking to install a new generator for their power company because the demand is so high. The company plans to be completed with the project in 10 years, and will last for 10 years, or possibly longer. The companies cost of capital is 8%, and I will look to determine if this project is worth embarking on. To determine this I will answer these 4 questions. 1. What is the present value of the expected costs? 2. What is the present value of the expected after-tax cash profits? 3. What is the expected net present value (the difference between the PVs of the inflows and outflows)? What does this number represent? 4. What are the risks inherent in deciding to build the facility? How would each of the risks affect the decision to build the facility? 5. Should PowerCo build the plant? Why or why not? The financial projections, given on an annual basis in after-tax dollars, are as follows (assume all cash flows occur at the end of the year)(1) The expected cash costs, in millions of dollars, of building the facility: Year & Expected Costs: 1 = 25; 2 =28: (2) The expected profits from the sale of electricity, in millions of dollars: Year & Expected after-tax profits: 3= 6: 4=7: 5= 8: 6= 9: 7= 9: 8= 9: 9= 9: 10= 9: 11= 9: 12= 9. (3)The firm believes that its opportunity cost of capital is 8 percent and so will use that rate to evaluate the project.…

Through the focused efforts of ISSDA and its member companies, the widespread and visible use of stainless steel in different walks of life is all too evident, especially in the Architecture, Building & Construction (ABC) and the Automotive, Railway and Transportation (ART) sectors. All-stainless steel railway coaches, Delhi Metro coaches, wagons for carrying coal & minerals, airports, corporate buildings, retail shops & shopping malls, the ever-wider use by the hospitality industry, even bus stands, railway platform roofs, building hardware - you name it and stainless steel is making its presence felt there. It has become the most aspired material of construction for thousands of small and big things, apart from the chemical and food process industry where the use of stainless steel is mandatory. Such a change of fortunes for this material has made been possible through unremitting creation of awareness about the benefits of stainless steel amongst engineers, architects, designers, railway men and a host of professionals responsible for specification of materials of construction and at the same time providing help to fabricators to fabricate and finish stainless steels in technically correct manner. Stainless steel production in India has increased from 0.5 million tonnes in 1994-95 to 1.76 million tonnes in 2004-05.…
