The Sydney suburbs of Pyrmont and ultimo are located on a peninsula on the western side of darling harbor. In earlier days the two suburbs ran along Union Street. Now the Pyrmont-Ultimo peninsula is a long strip of land known by locals that it is ‘into the deep waters of Sydney Harbour’. Beginning in the early 1800s the Pyrmont-Ultimo area was once occupied by many ‘blue-collar’ workers generally known as manual labour workers, the area was surrounded by industrial areas or the waterfronts. Since then there has occurred significant gentrification of old industrial sites and decayed buildings occurring in the Pyrmont- Ultimo peninsula, with the old buildings and sites being transformed into residential, commercial and community sites. Flemingdon Park is located in the North York region of Toronto. It is home to approximately 22,000 residents mainly from foreign places. This collective population accounts for approximately 0.8% of Toronto’s total population. This paper will thoroughly cover the diverse demographics of Toronto’s “Apartment City.” The conclusions will be drawn through strategically chosen features of the community’s demographics in relation to planning principles. Aspects that will be touched upon will include; age, gender, ethnicity/immigration and income in reference to dwelling types. By exploring such facets of the community, one will be able to depict the demographics of Flemingdon Park, thus the planning ideals as well. Furthermore, these numbers will then allow us to make a comparison between the City of Toronto as a whole and Flemingdon as a region. Careful analysis and interpretation of these sets of data will lead to a further understanding of Flemingdon and its social and developmental components. This information will give insight into the methodology and reasoning behind specific planning decisions. We will begin this study by examining the age groups within the neighbourhood, and then strategically progress and conclude with more specific findings with reference from Statistics Canada.…

The suburban house, as the film's setting and sphere of action, is extraordinary partly because it is ‘next-door' to an airport. The odd layout of this backyard is underlined because their suburb meets the kind of architectural cast-offs often found at the margins of big cities. This mix of the humble backyard with the international vectors of travel, tourism and international trade plays out in the film's narrative which connects the domestic and the distant. The Castle displays many locations and landscapes easily identified as being unique of Australia- The ‘Aussy' barbeque and patio setup, greyhound racetrack and poolroom, just to name a few. The neighbours of the Kerrigan's are a symbol representing the multicultural diversity of Australia.…

The Australian home loans market is highly competitive. The big four banks, brokers and smaller lenders ferociously compete for valuable home buyers. Convincing these buyers to speak to the Commonwealth Bank (CBA) and begin the application process is vital to success. However, analysis of the bank's application process showed that 85% of pre-approved customers do not convert to a fully funded home loan within the six month approval period. This was occurring despite the fact that these customers had already gone to the trouble of providing their financial details and speaking with the bank to gain approval. We needed to understand why they weren't converting with us. Three main factors were in play. Competitive market Many potential customers took a loan elsewhere. At the time of the campaign, we were in the middle of 3 continuous months of interest rate increases, rising a total of 0.75%.…
