At the moment the Helsinki Metropolia University of Applied Sciences has 16 campuses and all in all 20 locations in the greater Helsinki area . The facility manager is responsible for all these campuses including the Bulevardi campus.
It is assumed that there is one approximate plan covering all 20 facilities and more detailed plans for each particular building. The risk of managing 20 locations at the same time is that the facility manager is not able to know every small detail of all the buildings. The surrounding team members need to report quickly and correctly to the facility manager. The beautiful old building, which is visible to many people in the center of Helsinki, needs some special attention from the facility manager as it is representing Metropolia and its image. Facility management’s basic soft skills like cleaning, recycling, security, pest control, handyman services or waste disposal should be performed problem-free.
One goal of facility management is to create a decent workplace for the people working (or in this case: studying) in the building. One important way to achieve this is efficient communication and assessment. The main users of the Bulevardi campus are students, but there are also administrative employees and teachers. This group of people is really heterogeneous as there are students from all over the world with many different cultures. We assume that the building needs continuous alterations to make it sustainable. Furthermore from time to time refurbishment will be needed for buildings of that age. The improvement of the carbon footprint or sustainability in general is limited by the age of the building.
As Metropolia will focus their programmes on four campuses by 2019, so there will be large changes concerning the facilities containing the Bulevardi campus . These major alterations probably affect the facility manager’s work at Bulevardi already respectively affected it in previous years. The facility manager must plan to dispose or move the interiors for example the furniture in the near future.
Because of the extreme temperatures in Helsinki the operation and maintenance of heating, ventilation and air conditioning needs special attention from the facility
