Abstract
The construction industry is extremely fragmented and highly competitive, contractors have to bid competitively for most of their construction project. Also preparing the non-winning bid take time and can be costly. In this research, questionnaire survey was carried to investigate the essential factors affecting the Hong Kong Contractor to decide bid or not bid decision. This research found out that different size of contractor considered different essential factors

    The most successful, long term, low-income housing projects are those that use sustainable design and address the social, cultural, and economic needs of residents. Traditionally built low-income housing projects are associated with high crime rates and high mortality rates among the residents who live in them. They do not provide for the needs of residents, resulting in many of the problems these low-income housing projects face today. These problems range from endangerment of human life, psychological afflictions due to the high stresses that are endured by residents, disease epidemics caused by overcrowding and unsanitary living conditions (in combination with a substandard public health system,) and rejection from the greater community based on the stigma traditional low-income housing projects have generated. Sustainable, or “green” design offers many solutions to the problems housing projects present today, including healthier living environments, high efficiency utility systems that result in lower bills for residents, safe recreation areas for common use, a sense of community within the project as well as with the greater community, and aesthetically pleasing environments to live in. Building with sustainable materials alone will not alleviate the problems traditional housing has, but must combine elements of sustainable design with residents’ needs. By implementing sustainable low-income housing projects with residents’ need in mind, the developers, residents, and the community as a whole will benefit.…

    There are several types of housing supports for low- income renters. Here is a couple of the biggest support Housing choice (section 8) vouchers, low-income public, housing programs, HUD subsidized, and under the low income housing tax credit. (solid-ground.org)There are several qualifications in order to receive these services. The qualifications for section 8 are the following; their income level must fall below 75% of their funding to families. They must be a citizen of the U.S and in most cases legal immigrants can also qualify. Applicants will need to provide proof of citizenship for every member of their household. They will also need to be approved by conducting a home interview. Some ways of getting denied for section 8 is past criminal or drug convictions. Low-income public housing qualification has limits to be able to qualify as a family. They will also review rental history, criminal history, and immigration status. Eligibility and qualifications must be met for the HUD (U.S Department of Housing and Urban Development) program, anyone trying to receive this help must be a residential rental of property, commit to one of two possible low-income occupancy threshold requirements, there are restrict rents including utility charge in low-income units, and operate under the rent and income restrictions for 30 years or longer. I can be more than positive there are many more ways to get help with affordable housing but these are the biggest and most common ones we hear about.…

    Contrary to prevalent belief, homelessness is an immense issue in the United States, like the “purple elephant in the corner of the room.” The numbers of homeless are not concrete due to the struggle of obtaining valid data, nevertheless recent research estimates are well into the millions. Personally, I am acquainted with homelessness. In 2011 I found myself entangled in the statistics, living under a porch and in an art studio. Homelessness has been a problem in the United States for over 150 years and beyond, fluctuating into social focus every two decades or so. Homelessness is a social dispute, however social issues do not exist without politics; they do not arise spontaneously from mere observation of widespread suffering. Rather, they are products of a collective definition of distress. The forces that move homelessness are multifaceted and often interrelated with one another, but not at all times. According to BMC Medical Journal;” Social matters such as addictions, family breakdown, and mental illness are compounded by structural forces such as lack of available low-cost housing, poor economic conditions, and insufficient mental health services.” Collected these factors contribute to the levels of destitution through their dynamic associations. I propose a few simple solutions, take all of the abandoned houses “on the market” and permit the homeless to occupy them, but require labor in return. If said homeless person is either mentally unstable or addicted to a substance, allow for them to seek free rehabilitative services and or mental health services on a remote island. Furthermore I propose we utilize the ruggedness and savagery of the “street-dwellers” for entertainment in a new, modern Coliseum.…
