Annual Meeting Minutes
July 27, 2011
The 2020 Lofts Condominium Association Board of Directors and membership held the annual meeting in the Community Room, 2020 12th Street, N.W., Washington, D.C., on Wednesday July 27, 2011. Board President Cliff Burns presided.
The following members of the Board of Directors were present:
Cliff Burns, President Tom Buerger, Director at Large
Alicia Morris, Treasurer Mike Waxer, Director at Large
Brad Howard, Director at Large
Also present was:
David Coyle, Community Manager, Legum and Norman, Inc.
Elgin Tyson, Property Manager, Legum and Norman, Inc.

Mr. Burns called the meeting to order at approximately 7:09 p.m.
APPROVAL OF PRIOR ANNUAL MEETING MINUTES (08/19/2010)
A motion was made and seconded to dispense with the reading and approve the prior year’s annual meeting minutes as submitted. The motion was unanimously approved.
NOMINATIONS FROM FLOOR/CANDIDATE INTRODUCTION
Mr. Burns introduced nominees for the board and indicated that one of the nominees was not present (Maria). There were two self nominees: Stephen Churchill and Brad Howard.
ELECTION OF DIRECTORS (two (2) vacancies available)
A motion was made and seconded to elect the two candidates. The motion was unanimously approved. Mr. Stephen Churchill and Mr. Brad Howard will fill the two (2) vacant positions on the Board of Directors.
REPORTS
Treasurer’s Report – Ms. Morris gave the Treasurer’s report, and she noted that everyone should have received a copy of the budget for June 2011. It was noted that some individuals have received it and some have not. An updated report will be sent out soon. One of the tenants complained that it isn’t fair that the budget is approved before it is presented to the owners. Ms. Morris explained……according to the law, it is not a requirement to present the budget to the owners before it is approved. The Board of Directors will have a meeting soon concerning the budget as well as other issues. Tenants are welcome to attend to give any input they may have.
GENERAL QUESTIONS/SUGGESTIONS FROM THE TENANTS
Question from tenant: What are the procedures to join the finance committee?
Mr. Burns said “it has to go through Ms. Morris”. A tenant asked….how many members are on the committee. Answer 5. The tenants were concerned about the cost of the Condo fees increasing. Ms Morris explained that the cost of the fees have increased due to the fixtures in the building. Within the past few years $46000.00 has been spent on repairs we have had heat and water issues as well as other problems that had to be
addressed to such as: problems with the sump pump. Several Contractors have a set schedule to maintenance the entire building once a month and or once a week. We had a vandalizing issue and had to install a fence (on the rooftop) to prevent anyone from climbing to the very top of the roof and install a lock. The cost for this was $9000.00. Our garage door needs to have a few repairs done; we have managed to locate a company who can do the repairs at a reasonable price.
Ms. Morris mentioned that last year, we installed a natural gas line and we have a landscaping company that has a contract with us. Mr. Buerger handles the landscaping. Suggestion to everyone……we all need to take better care of our building. Mr. Buerger is trying to get a roof top committee to help with organization of the roof. Money was spent on office equipment for the business center. Keys for the computer equipment are kept at the front
desk.
Question from tenant: Is anything under warranty? Mr. Burns explained that the warranty has expired but, the building has a Master Insurance Policy….and we take full advantage of that. Mr. Burns mentioned that he has tried to recruit individuals to be on the Security Committee and if anyone is interested, please contact him. One of the tenants’s asked “what are the procedures to join the finance committee”. Mr. Burns said “it has to go through Ms. Morris”.
Question from one of the tenants: When selecting a Contractor, what are the procedures? Mr. Burns explained…..before selecting a Contractor, three different companies present their proposals and we select the Contractor who is well experienced and not too expensive.
Suggestion from one of the tenants: Tenant from Unit 309 mentioned that it would be nice for everyone to get together to meet one another.
Suggestion from one of the tenants: “Get rid of the rocks in the front of the building…they are ugly. Put in some flowers….that will make the building look better and besides the dogs are always urinating on the rocks. Ms. Morris explained that we are paying a dog company ($6000.00) to clean up the dog smell.
Everyone should make sure they are signed up on the Directory in the event of an emergency.
