Collaborative Argumentative Negotiation Case
A. Owner as the lessor and the medical doctor who is the lessee are the most interested parties to this negotiation. Collaborative bargaining is built on the premise that both sides--the lessor and the lessee want to cooperate to achieve a satisfactory contract settlement. That means participants must first collaborate to establish agreed-upon ground rules and to set time limits for negotiation. This early cooperation helps to set the tone for interaction at the bargaining table. Typically, the collaborative approach focuses on ongoing problem-solving rather than dealing with a buildup of issues presented at the bargaining table

B. The lessor is concerned about having a lessee that is responsible and can maintain the property, he wants a family man because they are usually believed to be responsible. However he is motivated to negotiate further with the lessee because he has a noble profession which places him in the category of responsible people in the society. The lessee’s dependencies and motivation is to rent a decent house/apartment that he could rent for two years while completing his residency.
1. I would suggest to start with a year’s lease with the option of a second year based on the results of after property evaluation
2. I would demand an unannounced visit of the property to evaluate its condition.

I would suggest the best negotiating style to apply to this will be collaborative style. Participation in joint problem solving is key for me. Secondly discovering and solving the real interest of both parties is another advantage of this style when applied to the case in question. Collaborative bargaining is a generic term that describes a variety of bargaining methods: win-win bargaining, collegial bargaining, consensus bargaining, cooperative bargaining, integrative bargaining, collective gaining and interest-based negotiations.They all involve a two-way discussion with the goal of mutual gains between the parties
