The building was made from recycled steel and industrial by-product cement. Its roof is fitted with photovoltaic solar panels which generates its needed electricity. During peak and off-peak loads, the battery storage enables the management of power load. The facility is also equipped with a state-of-the-art building management system, including intelligent analytics and advanced fire sensors. To ensure that the efficiencies of the building are maintained, the water and energy used are constantly monitored. There are also comfort sensors and occupancy detectors used to adjust light, ventilation, and temperature in the building to lessen energy consumption. During off-peak time, the smart node technology in the building stores electricity in a battery and uses it during peak times. Total room control enables the space to be adjusted to the maximum comfort having minimum energy consumption. Natural daylight is also used as a source of energy. There’s a feature which is known as constant light control with automatic adjustment of each and every lamp and LED for brightness and color, which controls interior lighting depending on the time of day and occupancy detection. It is harvested and treated so that it can be used as drinking water. To reduce water consumption, the building is equipped with water efficient fittings and low use taps. There’s black water recycling plants that recycles 100% of the water collected in the building and used it for toilets and landscaping purposes. Smart irrigation system detects moisture in the soil and minimizes the use of water which is combined from the recycled black water and surplus of water from the rainwater tank. Landscaping around the building helps to lessen the amount of water needed for irrigation. It is multipurpose and serves as an ecological corridor or linear strip of vegetation. Plants and trees have been selected to withstand more drought tolerant condition which are typical for urban environments and demand less water for their maintenance. A Community Garden provides a series of gardens to promote community involvement for cultivation and education. Even paving and tarmac materials have been chosen to reduce street light energy use. It also uses a sustainable drainage system that minimizes discharge into the sewer and prevents excess runoff to the adjacent dock.
