RENTAL AGREEMENT

1. The Landlord has agreed to let and the Tenant(s) to rent a Premises for a fixed period of 12 months commencing from ______________ to ______________. 2. Monthly rental is _______________ and payable in advance to the landlord by the representing 1 month rental in advance of _______________,2 month deposit of _____________ AND Utility Deposit (for the supply of electricity & water ) of ______________ upon signing of this Tenancy Agreement. 3. The above deposit shall be refunded to the Tenant(s) without interest provided that the Landlord shall be entitled to deduct whatever outstanding charges, costs and fees payable by the tenant(s) under this Agreement from the deposit. However, all the deposit shall be forfeited if the tenant(s) fail to rent the premises for less than 12 months or commit a breach of any of the terms and conditions of this Agreement. 4. The Tenant(s) shall keep the Premises, furnishings, fixtures and fittings listed in the Inventory hereto together with any additions thereto in a good and tenantable repair and condition (normal wear and tear excepted) and to replace or repair any of the aforesaid items and any part of premises and the landlord’s fixture and fitting which are damaged. The furnishings, fixtures and fittings listed in the Inventory are provided on loan by the Landlord to the Tenant(s). They are handed over in good working condition and must be returned in good working condition. The landlord will not pay for any repairs to these items. 5. At the lawful termination of this Agreement, the Tenant(s) shall deliver up to the Landlord the possession of the said Premises in a clean and tenantable condition together with all keys to the said premises. 6. The Landlord or Tenant(s) reserve the right to terminate this Agreement by giving 1 month’s notice. 7. The tenant(s) shall not transfer, assign or sublet the Princess to a third party without the prior consent of the Landlord.
