My Role In The Negotiation Is
My role in the negotiation is being Pat Olafson who a real estate developer is running a cooperation name Viking Investments.
The bargaining mix is that my subcontractor, woodcrafters who is the owner is Sandy Wood for my condominium development; she owes me a loan of $200,000 and her rent his due at $10,000. Meanwhile she has been working on my condominium development as carpentry which is what her Woodcrafters business does. Unfortunately she had change the plan of our contract without my full notice while I was away and now I am frustrated because of what I plan and might lose money.
My current cash position is $300,000
My investments plans are as follows:
Lakefront Property: $200,000
Hotel Partnership: $500,000
Working Capital: $20,000
Total resources needed: $ 720,000
My interests are to get Sandy to pay the loan and the rent payment. Also my biggest threats are for her to fix the issue with my condominium development. I have all rights to require such things from her because according to the contracts “Woodcrafts shall be responsible for any cost overruns on labor or material. In no event shall Viking be obligated to reimburse Woodcrafters for any cost overruns”
