AGREEMENT OF LEASE

The Agreement of Lease is made ____ day of March, 2013 between Shri Kilaru Jogendra Narayana Prasad, Hindu, residing at D.No.27-8-1/A, Ground Floor, Masjid Street, Governorpet, Vijayawada - 520002 (herein after called Lessor which term shall include his heirs, representatives and assigns) and Shri Manoj Kumar Agarwal son of Sita Ram Ghiraya aged about 49 years presently residing at No.413, Indira Towers, American Hospital Road, Vijayawada – 520 002 Andhra Pradesh (herein after called Lesse)

The Lessor accepted to let out ground floor premises in his building i.e. schedule premises to Shri Manoj Kumar Agarwal to do his business in the schedule premises subject to the following conditions:

1. The Lease period shall be for nine years i.e., from the 25-03-2013 to 24-03-2022. 2. On expiry of the lease period the lessee shall vacate the premises immediately and deliver the vacant possession of the leases premises to Lessor as it is i.e. original position which was given at the time of starting of lease period 3. The Lessee shall pay Rs.45000/- (Rupees Forty five thousand only) as every month rent starting from 25-03-2013 with increased rent by 20% year on year. 4. The Lessee shall pay the monthly rent to Lessor before expiry of 1st week of every succeeding month of English Calender year. 5. The Lessee shall pay all the Electricity charges and water charges during the lease period with regard to lease premises. 6. The Lessee shall white-wash the premises with SNOWCHEM and pain the windows, ventilators, doors, shutters with necessary paints once in two years at his own expenses. 7. The Lessee shall not make any alterations or modifications in the premises without written consent from Lessor. 8. The Lessee shall not assign his interest or not sub-let the premises or any part of the premises to any other person. 9. The Lessor shall pay all the
