• Leading the day to day engineering and maintenance operations of the property including service standards, equipment schedules and work schedules
• Liaising with Government agencies and external contractors or service providers to ensure full compliance with statutory regulations and audits.
• Monitoring Key Performance Indicators for the Building Department and taking corrective action as required – equipment inventory, quality audit, productivity, etc
• Monitoring and ensuring working status and maintenance of all boilers and their respective certification by statutory authorities
• Ensuring energy conservation and its due mapping / certification
• Optimising energy / electrical requirements through effective maintenance systems and onsite management
• Providing effective and timely onsite assistance for plumbing, electrical, heating and cooling and other service issues of an operational nature
• Keeping a record and suggesting timely interventions for the property building which is a listed and historic building
• Management of all leisure equipment and facilities and the setting of adequate norms for its usage
• Maintenance of the inventory store and various storage areas on the property
2) Systems and Processes:
• Understand and operate the BMS (building management system) to map various processes as also to set operating guidelines
• Understand and operate the Home Calendar system
• Setting up and managing a permit to work system for contractors
• Implementation and management of a planned preventive maintenance system for in-house staff and service contractors
• Implementation and management of an identity – badge / uniform system for various in-house staff and approved external service contractors
• Setting up a leisure facilities usage policy for all onsite leisure activities
• Identifying and introducing environment friendly systems and equipment if required
3) Services Management:
•
