CONDITIONAL DEED OF SALE AGREEMENT
KNOW ALL MEN BY THIS PRESENT:
This Conditional Deed of Sale Agreement is a fact signed by two parties, the FIRST PARTY is the owner/seller (represented by FRANCISCO SAN PEDRO, JR.) a Filipino citizen, of legal age, married residing at Biñang First, Bocaue, Bulacan; and the SECOND PARTY is the Buyer( in the name of RICARDO STA. ANA, JR.) a Filipino citizen, of legal age, married and resident of Dalandanan, City of Valenzuela, Metro Manila ; and of which the subject is a parcel of land specifically described as to wit:
a) Registered at the Land Registration Authority (Meycauayan Branch) under the Transfer Certificate of Title No. T-18503 P(M) in the name of SPS. FRANCISCO SAN PEDRO, JR. and CECILIA MENDOZA-SAN PEDRO; b) The lot is particularly described in the following manner:
“ A parcel of land(Lot 3489-A of the subd. plan Psd-031423-053700 being a portion of lot 3489, Sta. Maria Cadastre, LRC Rec. No.) situated in the Bo. Pulong Buhangin, Mun. of Sta. Maria, Prov. of Bul. Bounded on the E.,S.,&W., along lines 4-1-2-3 by lot 3489-B, of the subd. plan; on the N., along line 3-4 by Road. Beginning at a pt. marked “1” on plan being N. 46 deg. 01’E., 5620.28 m from BLLM No. 1, Cad. 351, Sta. MariaCad. Thence due west 30.00m. to pt.2; thence N.10 deg.00W., 33.85 m to pt. 3; thence due east 30.00m to pt. 4; thence 10 deg.00’E., 33.85 m. to the pt. of beginning; containing an area of ONE THOUSAND (1,000) Sq. M. All pts. Ref to are indicated on the plan and are marked on the ground., by PS cyl. Conc.mons bearings true; date of the original survey Oct.1959-Dec. 1965 and that of the subd. survey, Aug. 15, 1992 and was approved on September 25, 1992.”
