Limitations that impact on what a project can produce are project constraints. Scope, time and cost are the three essential constraints that create these limitations. For this subdivision project is has been estimated that the cost will be $128, 596 with a duration of 110 days. This is for the chosen option of retaining and renting the existing house and selling the vacant subdivided land.
If one of these constraints was to change, then the other two would be immediately influenced. To ensure that these essential constraints do not become detrimental to the project our team must follow similar standards that completed subdivision projects have put in place. Cost and Time will be managed by monitoring project performance closely through an Earned Value Analysis.
Urban Constructions has several policies, procedures and practices in place to protect the client, suppliers, our staff and our contractors. Limitations placed upon our team can restrict the project to what it will produce. To make this subdivision successful, we must follow these procedures.
Such policies include safety policies which aim to protect the lives and wellbeing of all on-site personnel, it requires all on-site personnel to wear the appropriate safety equipment and sometimes places limits on the number of workers allowed onto site. Such constraints may limit the productivity of the site, however must be in place to ensure the safety of all workers.
There are specific procedures in place for each part of the construction process, one procedure involves checking all materials when arrive at the site. All materials must be checked against an ordering list to ensure all materials have arrived and are consistent with what was ordered. This procedure is, at times, long and involved, however must be in place to ensure each stage of the project is completed on time and no re-ordering has to occur.
