Las Cruces: Regression Analysis
History In the late 1500’s, Spanish explorers, led by Don Juan Onate, founded the first settlements near the Rio Grande (Las-Cruces.org). Explorers created a road that ran from Mexico City to Santa Fe that was named El Camino Real, Royal Road, in their desire to find treasure in the legendary Seven Ancient cities of gold (City-Data.com, 2009). Spanish conquerors ruled the area until the late 1700’s, when the Pueblo Indians gained control over their territory. In the year 1821, the Republic of Mexico was created following the Mexican revolution. Years later, the United States claimed this territory as part of the country with the treaty of Guadalupe Hidalgo in 1848 and the Gadsden purchase in 1854 (City-Data.com, 2009). My value ranges for the homes were from $200,000 to $400,000 as seen in Appendix A
The R Square, or the coefficient of determination for all fifty samples came back to be at .4747, which means that only 47.47% of the data I have gathered is accurate as listed in Appendix A. I have gone back and checked many of the listings to see if perhaps there was a clerical error but I could not see

The square footage is set to be $59.72, this number seems be fine to me because I just recently purchased a home and noticed that square footage is a lot more expensive here in El Paso, Texas. The coefficient for an addition of a bedroom came back to a negative number of -2694.15. Bedroom is not significant and the addition will not impact the price of a home. This could be related to the area size or lot size. My coefficient for bathrooms came out favorable with a value of $10,768.29. This tells me that an addition of a restroom to a home will have a favorable impact. Coefficient for Garage also came out favorable with a value of $13349.97.This tells me that adding an extra garage to the home it will have a favorable impact. I did notice that some of the homes in Las Cruces had a lot of land space and only left with 2 garages. My last coefficient is Fireplace, number for this came back at $29374.10. The addition of a fireplace will certainly bring the value higher. This coefficient seemed to be the most favorable since the addition of a fireplace is not as costly as adding a fireplace or another bedroom and profit will be

The developers spent $100 million on the land, $100 million on the recreation facilities, & $100 million on streets, parks, utilities, lots, & greenways. Based on these expenditures, I first allocated half of the $33 million purchase price ($16.5 million) to the recreation complex under the assumption that the $100 million recreation expenditures plus ½ of the $100 million land expenditures were related to the recreation complex. Next, I allocated $10,000 to each of the 500 finished lots ($5 million total), since that was the stated cost to complete each unfinished lot. This left $11.5 million of the $33 million purchase price to still be allocated ($33 - $16.5 - $5). I divided the remaining $11.5 million by the total number of lots to be sold (25,000, including finished & unfinished) to get a cost per lot of $460. I multiplied this amount by the number of lots that were sold each year, including to the finished lots that were sold in 1992. This allocation method resulted in a Net Present Value for the project, at 12%, of $124,290,018.…

During last week’s research, three testable outcomes were identified: the value will increase if the home is closer to the city, the value will decrease if the home is closer to the city, or there is no direct correlation. Team B hypothesizes that if a property is closer to the city, the value will be higher. It has been determined that the median, mean, minimum, and maximum values should be assessed and examined to determine if this hypothesis is accurate. Team B will be using the mean home prices in group one and two to determine if there is a significant difference in home prices for homes less than 15 miles from the city compared to those equal to or greater than 15 miles from the center of the city. Based on the possible testable outcomes, Team B will use the Null Hypothesis and Alternate hypothesis with the mean prices in group one denoted as µH1 and mean home prices in group two denoted as µH2.…

Before the annexation of Texas by the United States, it was part of Mexico’s territory. The region was settled by Spanish explorers and later became a Mexican state. The cultural influences, traditions, and heritage that originated from Mexico still resonate within the Texan society, further solidifying the rightful ownership Mexico has of Texas. Expanding on this, the Spanish colonization of the region in the 16th century laid the foundation for Mexico’s claim over Texas. The Spanish explorers,…
