Pre-Construction Phase
Client brief:
The client brief is where the client and the architect sit down with each other and discuss what the client wants built. The architect usually asks a range of questions to be able to do a suitable design as accurate as possible to the client’s needs. The budget for the project is also confirmed.
Sketches are produced:
The architect produces multiple sketches to show to the client. The client will then agree or disagree to what the architect has produced. Once a design is agreed upon with the client, it can then be drawn as the final …show more content…
They would also make agendas for meetings as well as taking minutes during these meetings. All documentation they produce would also be done to a high accuracy.
Interrelationships
Architect – Contract Manager
The architect is often the client’s representative. The main communication between the two is usually time, budget and quality. The architect will also issue AI’s (architect instruction) to the contracts manager if parts of a building are to be changed. This is done verbally but is always backed up by written documentation.
Contracts Manager – Site Manager
These two people will usually communicate via phone, e-mail and fax. They would contact each other daily to ensure that the site manager has all resources needed for the construction to continue, and also to inform each other of any problems that have occurred. This would usually be the site manager informing the contracts manager of any problems that are out of his/her league.
Site Manager – Forepersons
These two will communicate at least twice daily to ensure that everything is going to plan and to the right quality. They would also be making sure everything is being done on time and to …show more content…
When you have materials on site, it is essential to keep them locked up in secure storage. This is to prevent the risk of theft, damage to the materials and health and safety of others. If any materials are stolen or damaged this results in the loss of profit and wastage of time. Waiting on new materials to be delivered to site because of these reasons will keep some of the workers not working which will mean the project will take longer to complete. Materials delivery schedule and different storage containers can be used to prevent any of these risks
