INTRODUCTION This essay explains the maintenance management definition and key elements constituted of comprehensive maintenance system. It also studies maintenance Key Performance Indicators (KPIs) and organisation responsibility. DISCUSSION Maintenance Management According to the European Standard (EN 13306:2010), maintenance management is defined as follows:
All activities of the management that determine the maintenance objectives, strategies and responsibilities, and implementation of them by such means as maintenance planing, maintenance control, and the improvement of maintenance activities and economics.
Elements of Maintenance System A good maintenance system should include the following elements: 1. Works Management System .Assets register, maintenance schedule tasks, work orders, work requests, business reports, defect and fault management system. 2. Maintenance Information System. Maintenance standards and procedure, records and drawing management, engineering compliance, engineering interfaces management, project management, asset conditions monitoring, planning and decision support tools, risk and safety management. 3. Human Resource Management System. Manpower resource management, personal development and performance management, work health and safety, competency and accreditation management. 4. Finance Management System. Annual maintenance budget including routine cost, major periodic maintenance costs and minor capital, contract management, procurement of maintenance services.
